September 2022 Construction concluded on the final three new apartments at Westland Manor. HUP earlier completed two loft units in former laundry and storage space as the first phase of the project. The recently completed second phase included constructing three new apartments in former garage space. The five new units represent a 29% increase in unit count for the 1920s era building.
July 2022 After almost 10 years of ownership, Hamilton Urban Partners has sold 13-unit Cambridge Court Apartments. The charming 1905 vintage property traded for $3.35 million, or $644 psf. Over the course of its ownership, Hamilton Urban added a new apartment, updated interiors and refreshed exteriors. The transaction was facilitated by Curran and Collin Hagstrom of Westlake Associates.
May, 2022 Hamilton Urban Partners has completed the initial closing of its first fund, Hamilton Urban Multifamily Fund I. The $25M fund will pursue 4-6 multifamily value add projects in the Puget Sound Region, with a focus on assets in the $8-$18M range. December 2021 Hamilton Urban Partners received its Certificate of Occupancy from the city today, formally concluding the construction phase of the 20-unit addition to Sylvan Court. 19 of 20 homes are now leased, achieving 95% occupancy.
October 2021 Hamilton Urban Partners has broken ground on three additional apartment units at Westland Manor, the company's original asset. The homes will replace underutilized garages and will feature quartz counters, stainless appliances and a modern industrial look. The three new units are in addition to two added in 2020; in total, the new homes will increase the unit count by 29%.
August 2021 Hamilton Urban has completed renovations on Link-14. The 28-unit apartment building received new enclosed stair towers with intercom secured access and structural enhancements to the breezeways. A new enclosed community patio with grill and seating was also added and all apartments have now been updated with flooring, countertops, washer dryer, and fixtures. Click here to view Link-14.
July 2021 The Sylvan Court addition project has reached a new milestone! The project now has all utilities — water, sewer, power and gas — connected. The 20-unit addition to 20-unit Sylvan Court features studios as well as one and two bedrooms and is expected to be complete in September 2021.
