Built in 1927, Wellington features a handsome red brick veneer, classic white windows and a charming cornice topping the building. This 25 unit property features 16 classic homes that have been updated with granite countertops, stainless appliances and refinished wood floors, and 8 state of the art modern homes that were added from 2013-2015.

Project Scope:

Hamilton Urban Partners acquired the property in 2011 and quickly moved to update the existing 16 apartment homes with granite countertops, refinished floors and new fixtures. Water pressure had been an issue and so a complete replumb was executed. The corridors were also refreshed and extensive tuckpointing work was done to strengthen and preserve the brick façade.

The second phase included permitting and constructing six new garden level apartment units in former storage, laundry room and crawl spaces. These modern homes offer residents concrete floors and an innovative contemporary feel.

Finally, the team secured permits to demolish a dilapidated garage on the alley and build in its place three loft apartment homes above 6 individual garage parking spaces, bringing the total apartment count from 16 to 25, a 56% increase.
