Project Description:

Luminaire is a centrally located 52‑unit apartment property in Seattle, within easy walking distance of major employment centers and neighborhood amenities in Downtown, South Lake Union, and Capitol Hill. The building offers a mix of studio, one‑bedroom, and two‑bedroom homes, along with secured garage parking, elevator service, and sweeping city views.

Project Scope:

Built in 1989, the property features modern plumbing and electrical systems and is scheduled for significant building‑envelope upgrades, including new windows, exterior paint, a new roof, and selective siding replacement. The improvements also include new landscaping throughout the site. Interior renovations will provide in‑unit laundry, engineered hardwood flooring, updated kitchens and bathrooms, and contemporary finishes. Common‑area upgrades include new paint and flooring as well as an enhanced elevator cab.
