With its bay windows and location on a steep hill, 24-unit Corona has the feel of a San Francisco rowhouse. Inside, residents enjoy exceptional views of the Space Needle and downtown Seattle. These compact apartment homes feature wood floors, tiled countertops and charming millwork. Certain homes still include unique murals from the buildings prior life as a youth hostel.

Project Scope:

Upon acquisition, half the apartment homes had no private bathroom, requiring residents use showers and toilets down the hall. Hamilton Urban Partners worked with Neiman Taber Architects to redesign the building so that all units would have a private bath. Construction was complicated by the need to relocate residents and work in occupied apartments in some cases. In addition to this work, the team added a completely new two-bedroom apartment in what had previously been laundry and storage space. These improvements generated significantly higher rents and qualified the property for attractive conventional loan options.
